Garrettsville Sports Complex is now open. ?It is an indoor soccer/softball/baseball facility with a field turf playing surface. ?It is fully netted with the ceiling net set at 24'. ?Prices are as follows:

Full field (90' x 172'): ?$120/hr
Half field (90' x 81'): ? $70

Batting cages (2 total): ?$30/hr for 1 cage, $55/hr for both cages
Instructional cage (10'x65'): ?$25/hr
All three cages: ? $75/hr
Iron Mike and Jugs machines available

Instructional room (30' x 55'): ?$30/hr. (sport court floor)

Packages: ?
Entire building: ? $250/hr., $220/hr. before 5:00 weekdays
1/2 playing surface & 3 cages: ? ?$150/hr., $140/hr before 5:00 weekdays
Full field & 3 cages: ? ?$220/hr., $190/hr before 5:00 weekdays

We have never rented facilities for indoor practice so I have no idea what rental fees should be. If these prices are out of line, please let them know when you call or post rental fees from other facilities here. I know he wants to be competitively priced. Thanks.

I know that 2-3 years ago it was 75.00/hour to rent one field @ Spano. Do you know where in Garrettsville this place is?

It is being built off Industry Rd. I should find out by tomorrow if he would like to try a winter league there. Still looking to find out what the Thunderplex dimensions were - I'm assuming 90' x 81' is pretty close.

I believe the Thunderplex had two fields about the same size with a third being slightly smaller. The fields were considerable bigger. ? ?I'm thinking they were 100' x 120'. ? ? The third field was also larger than 90' x 81'
The Thunderplex web site is still active and details out that they have 90' bases.

We practiced there last Saturday place is beautiful everything is brand new. Field turf was great. We are gonna use it this winter.

Dtrj: My experience would indicate your facility would be on the expensive side. Especially your $150 rate for the full field. HOWEVER.....when determining your prices you must consider your location and the market you are trying to serve. I do not know where Garretsville is and what if any, major population areas it is near. If you were located in the Thunderplex area I would think you'd find it difficult filling all your time slots at those prices. Since the Thunderplex closed, we have been utilizing 3H in New Castle, Pa. Their large field is smaller than yours but still big enough to allow decent indoor games (its bigger than any of the Thunderplex fields were and larger than your half-field). It is also a turf surface. The rate for this field is $90 per hour, considerably less than yours. Batting cage rental in this area usually goes for around @20 per hour. If I was making a decision as to where we would practice or play and both these facilities were in range I would choose 3H based on that it has a decent field that suits our needs AND is considerably less expensive. BUT...AGAIN....it depends on location. If your near major population areas you might be able to rent out such a facility at premium prices. You might draw some high schools once the season is underway.

It sounds as tho your facility is very nice, but in these tougher economic times, Im betting most organizations would consider that expensive. They most likely would choose to save money and play at a less lucrative facility as long as it met their requirements. This isnt a knock at your facility...It sounds very nice, but people are probably inclined to seek the cheapest alternative as long as they can still meet their needs. They will forgo luxury in order to save $$$.

Putting on my business thinking cap, You'd definitely be better off filling ALL your time slots at a less expensive price than filling half of them at a premium price. That said...if you cant make a go of it at less than that price, theirs not much you can do but see what pans out. Im sure your not doing this to lose money!

The questions are:
What is my overhead? Can I meet and exceed it and at what price can I do that?

Will my market area and economic conditions support a $150 per hour rate?

Can I afford to be patient and wait to see if the market will support that rate? What has the response been to date? If Im not filling my time slots, can I afford to reduce the rate until I do?

I guess you misunderstood me or I didnt come across as intended, I was trying to say that GCS could be the greatest facility on earth and some would still choose a lesser equipped or smaller facility based on one thing: Cost. The sports facility business is a very tough market to be successful, thats why so few survive for more than a couple years.

In the case of 3H, it is adequate for most needs for indoor training so cost becomes the deciding factor. If a group is flush with cash, then the GSC sounds like a great choice. I wish them well, we need good facilities.

You are correct that the Thunderplex had a $90 an hour rate, but if memory serves, you received a considerable discount if you booked 10+ hours, thereby reducing it well below what dtrj is advertising.

Obviously head to head comparisons between 3H and GSC mean little. They are not within a reasonable commuting distance of each other and in different markets. If however, they were, I would still believe the 3H time slots would fill quicker simply because, tho it possibly isnt as "nice" as GSC, it would be cheaper and still fit most peoples basic need for a place to practice/play during the cold months.

Big Field (100x160 ft) ?$90 per hour, Small Field (50x85 ft) ?$40 per hour,
Batting Cages are $20 / hour or $11 for 30 minutes.

I'm surprised people attack this guy for trying to build a nice facility in this area. And all we do is complain about prices. I was wondering where all these facilitys are in Northeast Ohio that you are comparing this mans prices to. Do I think the cages are a lil high yes, field in line. The man who owns it is Bob Schwann and the number is 330-527-9000 if enough people have concerns call him and express to him instead of bashing on here

Is small field basket ball court ? That does not have field turf does it just concrete ?

What does Spano and Pinacle rent for or other northeast ohio facilities
Still dont think we can compare HHH to northeast ohio facilities. Because of location JMHO

The small field has brand new turf, they took the basketball court out.
HHH is only 45 minutes from Warren ohio.
I would like to see the g-plex for myself though.

Wow! Didn't mean to start all this. As I posted, I have nothing to do with this facility. Just posted it for a friend. A little more background on the owner. This building was not built for him to make a living at. Of course he wants it, and needs it, to turn a profit, but it was built primarily to fill a need for an indoor soccer facility in Portage County. Realizing that soccer will not be in there 24/7, the facility was designed to accomodate training for other sports, etc. I can also assure everyone that this gentleman does not need any business lessons.

As I posted, nobody involved in the project is familiar with any pricing structures other than soccer. I am only even aware of a few indoor facilities - as posted, never had a need for them. HATE indoor softball. That was why I posted not only an advertisement for the facility, but a request for information as to whether the prices were in line or not. He has already lowered them according to Warren's post and I'm sure will be receptive to doing so again if they are still out of line.

pnquinn - as you posted, you did answer my request and you did pass along the rates of another facility, which I appreciate. However, the rest of the post kind of overwhelmed that.

LR55 - this facility is 25 minutes from downtown Warren.

I'd suggest you update the first post in this thread with the the new prices so there isn't any conflicting information out there about the fees.

I heard about this place opening. Checked it out but they didn't have the cages open yet. Very nice but lets face it, the teams go for practice and it has to be reasonable. Nice but pricey, especially for the cages. Heard the cages are all baseball not softball. Another minor drawback. I agree the prices must be updated, didn't see dtrj where the prices were updated. They look the same as your original post. Probably would fill this place up if he adjusts the price. Most teams are looking for indoors now if they haven't already. He might even draw in some more if he changed his fees. The owner also said he wasn't open on Sunday. Is this the norm?
